How is property ownership determined in Tortuguero?▼
Much of Tortuguero lies inside or adjacent to the National Park. Ownership is often established by long-term possession and documented use — not always by a simple fee-simple title alone. We verify both possession and who actually holds transferable rights before any sale.
Who represents our buyers on the ground in Tortuguero?▼

Are you a title company?▼
No. We provide ownership verification and transaction coordination. Purchase funds are handled securely through our company account as a transaction intermediary — with legal review before release to the seller. We document that funds were received and applied correctly.
How are seller proceeds protected?▼
We collect buyer funds, coordinate closing with licensed attorneys, and transfer the seller's agreed amount within five calendar days of confirmed sale. If funds are not received by the seller within five days after closing (when buyer funds are verified with us), the transaction may be void and possession returns to the seller.
What if a buyer tries to go around you?▼
Buyer representation agreements include a two-year protection: 20% commission on any purchase in Tortuguero or San Francisco during that period, whether we showed the property or the buyer found it independently. Cancellation does not remove that two-year obligation.
Do you offer management or remodeling?▼
